This in turn can result in damaging your homes interiror, or in case of a commercial roof it can cause employee injuries, nterrupt workflow and damage any equipment or inventory you may deem valuable.

Use these five tips to make it easy to know which roofers are offering a quality roof at a good value and shop with confidence for your new roof.

1.
Ask to have dump fees listed separately. Many roofers will assume your roof is wet and will charge you up to four times the actual cost of dumping.
2.
Ask for two square counts materials and labor install. Many roofers charge labor for the same number of squares as material in order to increase their profit margin. You see, when the material is cut to fit your roof there is waste and not all the material is laid. It's not fair to charge you labor to install materials that were trimmed off and not installed. Excess labor charges can add up to thousands of dollars, depending on the shape of your roof.
3.
Demand a lien release before final payment. Your final payment is your leverage so don't take no for an answer. Many roof suppliers place a lien against your home until the supplies are paid for. Even though you have paid the roofer, the roofer may not have paid the supplier. A roofer that is having cash flow problems may pay for your supplies with money from the next job.
4.
Get at least 3 complete bids. A price on a piece of paper is not a bid. A bid includes a detailed scope of work. The more details you have up front the less likely you'll be faced will extra charges later for things that were not included in the original bid. A ploy some roofers use is to get your business based on a low bid then add extra charges as the job progresses. In the end the final price may exceed other bids.
